What If the Ceiling Contains Asbestos?

If your ceiling Artex was applied before the year 2000, there’s a chance it may contain asbestos (All asbestos-containing materials were banned in the UK in 1999).

 

While disturbing or removing asbestos is hazardous and often expensive, plastering over it is a safe and approved method when carried out professionally. At Skim 2 Fin, we follow strict guidelines to safely encapsulate asbestos without disturbing the material.

When You Can’t Plaster Over

In some cases, plastering over Artex isn’t suitable. For example:

- If the ceiling is painted with limewash or distemper (these materials repel plaster)

- If the paint is chalky and unstable, even after brushing

In these situations, we recommend either applying a stabilising solution or over boarding the ceiling with new plasterboard for a secure base.

Stabilising Solution vs. Over-boarding

If your ceiling has chalky or dusty paint, a stabilising solution can help bond the surface. However, if the surface is too unstable or poorly adhered, over-boarding is often the safest and most reliable option. We’ll always recommend the best solution for your ceiling based on condition and safety.
